Formula and assumptions

Loan amount = purchase price − down payment. Principal & interest uses the standard amortization formula P × r ÷ (1 − (1 + r)−n), where r is the note rate ÷ 12 and n is the term in months.

Monthly taxes = annual taxes ÷ 12. Monthly insurance = annual insurance ÷ 12. HOA and mortgage insurance are used exactly as entered. Nothing is estimated for you.

A temporary buydown lowers the payment for the first three years only: 3 points below the note rate in year one, 2 in year two, 1 in year three, then the full note rate. A temporary rate never goes below 0%.
